Choose the level of service that best works for you ranging from finding your new tenant to full management of the let. Here’s a breakdown of what you get from each level of service:
Tenant Find £395
This service level includes:
- Marketing of your property: arranging photography, advertising properties on our website and online property platforms as well as our tenants mailing list.
- Finding the right tenant: conducting prospective tenant viewings, carrying out credit, affordability, and referencing checks.
- Legal documents: preparation of all necessary paperwork including tenancy agreements and an inventory.
If you choose the Tenant Find service, you can either manage and collect the rent yourself, or include our Rent collection service. Alternatively, our Full Management service makes things easier and simple for you if you’re short on time.
Rent Collection 8% of rent
This service level includes:
- Legal documents: ensuring all tenant paperwork is correct and all necessary agreements are signed.
- Rent collection: collecting rent from the tenant every month as well as chasing unpaid/overdue rents.
You only need to step in to take care of any maintenance requests that crop up during the tenancy.
(Please note that Tenant Find is a separate, one-off service. We’re happy to take on properties which already have existing tenants.)
Full Management 12% of rent
This service level includes:
- Rent collection (and chasing)
- All repairs/maintenance/ad hoc queries from the tenants handled.
This is the easiest, completely hands-off investment for you.

Repairs and maintenance
We’ll take care of all maintenance on your behalf. We have our own trusted in-house team to take care of leaks, breakdowns and electrics so no unnecessary waiting for someone to turn up to fix issues. There’s no need to make it tricky for the tenants so we have an online system where they can log any issues 24/7. A happy tenant leads to a secure investment for you and a well-kept property. In fact, you could even use us to manage your renovation projects.
Property sourcing
Donelan Property sources properties for investors: HMOs, Buy-To-Let rental properties, and renovation projects. This includes a thorough search, carrying out viewings, and comparing available properties. Interested? Here’s all the info.
Additional services
We carry out inventories, referencing, photography, marketing, and listing on Zoopla or Spareroom as standard as part of our usual fees. All vacant properties will also be featured in our email marketing. We don’t believe in charging extra for what is just standard work, so we don’t!
